      Thank god I live in a nearly non existent HOA. We tried sod onces...21 pallets and most of it was dead within a year. My neighbor took off a layer of sand, laid in dirt, mixed it in with nutrients and then was a slave to it to keep it going. I have learned that if it is green, I don't care if it is rye, Bermuda, Bahia, st augastine, or straight up weed. As long as the sand is covered and it is green, I am happy with it.

      You seem to have it working now except for your grass.

      I would:

      Check out a soil sample for it's needs - lime, etc.

      Re-Sod and take care of it use the grass best suited for location.

      It is small enough that you could give it the applications needed yourself, easily available cheap, but you need to know what they are 1st.

      Don't forget the water (pond water ) Pool Water changes to a sprinkler for the yard and plants in addition to your kids' chores.

      Weed/Insect Control - Just need to find out what to use and apply when necessary, Not often!

      Occasional Fertilizer (cheap)

      Rain, I used to live in Fla and we had zoysia and bermuda grass and I seem to remember them as being pretty much maintenance free -- that was the point of that kind of grass.

      Or as someone's great-grandmother said, "it's better to wash someone else's floors to make enough to pay someone else to wash yours." See where I'm going? Gardening should be fun or at least satisfying. You're wrecking leisure time that you need! IMHO.

      Here's another idea, Beach theme front yard. A few dump-trucks full of sand, nice stonework path to the door, and a sign in the "beach" -------> "Ocean, this way. Cocktail Hour 4:00 pm until closing on the Patio."
      Or, a dinghy on the sand filled with potted plants staggered for height and bloom time.
      Voila. Tortuga awaits.

      Feel ya. This week my garden was hit with aphids going nuts on the mandervilla. I have 3000 live ladybugs coming Friday to devour them and clean up the flower beds. Hopefully they get them all before flying off.

      2 females and 1 male.

      Also pick up another fuyu persimmon and a tanenashi persimmon as well as another fig

      I spread a few feet to the left and right of the infested mandervilla and then unleashed the rest around the plant. In less than a day the entire plant was picked clean and there is nothing visible on any other plant. There are still a bunch hanging around. A bit weird ordering them from Amazon, but better than trying a bunch of home remedies or chemical stuff.

      Put some fertilizer on that lawn the clover would not be there if the lawn did not need fertilizer it adds nitrogen. Now get off your lazy butt and get it done and I heard you were looking for a Silver Fox. Well I aint looking too nobodys boy toy but here is what a White Fox looks like. This is just s he crawls out of bed too drink his diet dew and of course he through on some clothes could not get you all excited.
